PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-87-83A <br />RESOLUTION APPROVING TRACT 5685 FOR SHEA HOMES <br />WHEREAS, Shea Homes has applied to subdivide an approximately 7.8 <br />acre site into 80 parcels for single-family residential <br />use, ranging in size from approximately 3150 to 5000 sq. <br />ft. located generally in the area bounded by Eilene <br />Drive, Rheem Drive, and Oakland Avenue; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - Medium Density Residential District; and <br />WHEREAS, at their duly noticed public hearing of July 22, 1987, <br />the Planning Commission considered all public testimony, <br />relevant exhibits, and recommendations of the City staff <br />concerning this proposal; and <br />WHEREAS, a Negative Declaration was prepared for the original <br />planned unit development plan and rezoning. The <br />proposed tentative map is in conformance with the <br />approved development plan and subdivision of the <br />property was included within the scope of the Negative <br />Declaration. Therefore, no additional environmental <br />documentation is required for this case; and <br />WHEREAS, Tract 5685 conforms to the PUD zoning District for this <br />site and the General Plan of the City of Pleasanton. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section <br />1. Approves Tract 5685, application of Shea Homes to <br />subdivide an approximately 7.8 acre site into 80 parcels <br />for single-family residential use, ranging in size from <br />approximately 3150 to 5000 sq. ft. located generally in <br />the area bounded by Eilene Drive, Rheem Drive and <br />Oakland Avenue subject to the following conditions: <br />1. That the development shall substantially conform to <br />Tract Map 5685, Exhibit A, on file with the <br />Planning Department. <br />2. That this development is subject to all conditions <br />of approval for Cases PUD-83-8 and PUD-83-8-3M. <br />3. That approval of this case is subject to all <br />conditions contained in the report from the City <br />Engineer, dated July 22, 1987, attached hereto and <br />made part of this case by reference. <br />- 1 - <br />
