Planning Commission <br />Resolution No. PC-87-85a <br />July 22, 1987 <br />EXHIBIT 'A' <br />PLANNING COMMISSION RESOLUTION NO. PC-87-85A <br />CASE PUD-87-17 <br />Conditions of Approval <br />July 22, 1987 <br />1. That the development be substantially as shown on <br />the plans, Exhibit A, on file with the Planning <br />Department. <br />2. That a final fencing plan be submitted for review <br />and approval by the Planning Director prior to <br />submittal of the tentative map. <br />3. That Lots 1 and 2 be consolidated to create one <br />parcel. <br />4. That access to Lots 1, 25 and 26 be from the <br />interior street network. The driveway access for <br />Lot 1 should be located towards the western portion <br />of the site. The final map should show no access <br />from these lots to Independence Drive. <br />5. That the proposed grading plan for Lot 8 be revised <br />to eliminate the need for a retaining wall unless <br />otherwise determined by City Staff. <br />6. That the entire length of the 75' wide open space <br />area located to the rear of Lots 17 through 25 be <br />incorporated into a common,passive, open space <br />landscape area to be irrigated and planted by the <br />developer and maintained by a Homeowner's <br />Association. The planting within this area shall <br />consist of a combination of ground cover, numerous <br />trees and other appropriate landscaping. The <br />applicant shall submit a detailed final landscape <br />plan for this area to the Planning Director for <br />review and approval prior to action on the <br />tentative map. <br />7. That the uses and site standards shall be those of <br />the R-1-6500 zoning district except as modified by <br />the final house siting plan and development <br />standards that shall be submitted for approval in <br />conjunction with the tentative map. <br />8. That an approximately 35' wide rear portion of Lots <br />25 and 26 be incorporated into the common landscape <br />area referenced in Condition #6. <br />9. That construction pursuant to a valid building <br />permit shall commence within 18 months of receiving <br />Growth Management approval. Failure to do so will <br />- 3 - <br />
