preservation and maintenance of trees proposed to remain on <br />the property; such a report shall be submitted for review and <br />approval by the Planning Director as to findings and <br />recommendations. <br />9. The developer shall dedicate to the City for street <br />right-of-way purposes, the right-of-parcels shown on PUD-87-8 <br />as a portion of Foothill road and as "Public Street." <br />10. That the public street improvements required along the <br />project's Foothill Road frontage which are not installed with <br />this development shall be subject to a deferred improvement <br />agreement on an in-lieu payment; such improvements shall be <br />subject to review by the City Engineer and shall be limited <br />to P.C.C. curbs, gutter, and sidewalks, A.C. pavement tie-in <br />(20 feet maximum sections), joint trench, electroliers, <br />sanitary sewer main extension across the full frontage of the <br />property, and landscape improvements adjacent to sidewalks; <br />the extent of this deferred obligation shall be determined <br />prior to City Council approval of the final map for this <br />development. <br />11. That the developer shall participate in the Romero <br />reimbursement agreement and, if necessary, provisions for <br />fair share payments from subsequent developers shall be made; <br />such agreements shall be subject to review and approval by <br />the City Attorney and City Engineer prior to recordation of <br />the final map. <br />12. That this development is recommended for approval subject to <br />all of the "Standard Conditions of Development" except for <br />Conditions N0. 8, 14, 23, 25, 26, 27, 31, 36, 46, 54, and 55. <br />(jpc5812) <br />- G - <br />
