Planning Commission <br />Resolution No. PC-87-90 <br />July 22, 1987 <br />EXHIBIT 'A' <br />PLANNING COMMISSION RESOLUTION NO. PC-87-90 <br />Conditions of Approval <br />July 22, 1987 <br />1. That the development shall be substantially as shown on <br />the plans, Exhibit A, on file with the Planning <br />Department. <br />2. That the applicant be responsible for its pro-rata share <br />of the necessary street improvements at the intersection <br />of Santa Rita Road and Pimlico Drive and the <br />intersection of the WB I-580 off-ramp and Tassajara Road <br />as determined by the City Engineer. <br />3. That additional planting areas be installed at the <br />eastern end of the rows of parking located to the south <br />of the Audi showroom, to the north of the Lincoln <br />Mercury showroom and along the southern property line as <br />shown on the conceptual landscape plan on file with the <br />Planning Department. <br />4. That at no time shall balloons, banners, pennants, or <br />other attention getting advertising devices be utilized <br />on the site. <br />5. That the parking lot lighting plan utilize approximately <br />16' tall shoe box style fixtures. A final detailed <br />lighting plan shall be submitted for review and approval <br />of the Planning Director prior to the issuance of any <br />building permits. <br />6. That at no time shall any vehicle maintenance be <br />conducted outside the confines of the building. <br />7. That the entire site shall be maintained in a clean and <br />orderly manner at all times. No car parts, dilapidated <br />vehicles, tires or related automotive equipment shall be <br />stored outside of the buildings. <br />8. That the parking spaces located along the southern <br />property line be converted to perpendicular stalls. <br />9. That the applicant shall submit a revised comprehensive <br />sign program for review by the Planning Commission. The <br />revised program should consist of two entrance monument <br />signs (approximately 76'x12') depicting the dealer and <br />product name in conjunction with wall mounted signs <br />depicting dealer or product name. <br />l0. That the proposed entrance driveways be redesigned to <br />street openings to be designed to the satisfaction of <br />the City Engineer. <br />- 3 - <br />
