Report Date October 8, 1987 <br />Meeting Date October 14, 1987 <br />TO: Planning Commission <br />FROM: Engineering Services - City Engineer <br />SUBJECT: Staff Report for Tentative Map <br />Tract 5791, Springhouse, The Northern Group <br />(One Lot Final Map for Condominium Purposes) <br />This development is recommended for approval subject to the <br />following conditions: <br />1. That the developer meet all requirements of the Subdivision <br />Ordinance of the City of Pleasanton. <br />2. That the developer meet all required conditions of approval <br />of the Subdivision Map Act of the State of California. <br />3. That the developer meet all required conditions of any prior <br />approvals which this development may have received from the <br />City of Pleasanton. (PUD-81-3C-39D) <br />4. That in-lieu park dedication fees be collected by the City <br />prior to approval of the final map at the rate then in effect <br />and for the total number of lots in the final map, unless <br />this requirement has been otherwise satisfied. <br />5. That any existing assessment district, which the property may <br />be subject to, be cleared prior to the approval of the final <br />map or the developer will cause a segregation to be completed <br />in conjunction with the final map. <br />6. That the developer (subdivider) may file multiple final maps <br />prior to the expiration of the conditionally approved <br />tentative map for this development; provided, however, that <br />each such final map filed shall provide for all normal and <br />reasonable public improvements required by the City to serve <br />that portion of this development to the satisfaction of the <br />City Engineer. <br />
