9. That any existing assessment district, which the property may be <br />subject to, be cleared prior to the approval of the final map or <br />the developer will cause a segregation to be completed in <br />conjunction with the final map. <br />10. That the developer (subdivider) may file multiple final maps <br />prior to the expiration of the conditionally approved tentative <br />map for this development; provided, however, that each such final <br />map filed shall provide for all normal and reasonable public <br />improvements required by the City to serve that portion of this <br />development to the satisfaction of the City Engineer. <br />11. That the haul route for all materials to and from this <br />development be approved by the City Engineer prior to the start <br />of any construction. This haul route shall be shown or indicated <br />on the architects site development plan set as well as the civil <br />plans. <br />12. That prior to <br />pertaining to <br />property shall <br />recording the final subdivision map, <br />the maintenance of all common areas <br />be approved by the City Attorney. <br />all documents <br />on the subject <br />13. That the City shall be identified as a third party beneficiary to <br />the conditions, covenants and restrictions (CC&Rs) placed upon <br />this development. <br />14. The applicant shall, if required by the City Engineer, <br />reconstruct the existing curb and gutter on the south side of <br />Stoneridge Drive along the 112' R/W section at Pleasant Hill Road <br />and at Springdale Drive to accommodate the widened acceleration <br />and deceleration lanes. The 6' separated sidewalk at each <br />location shall be designed and installed accordingly. <br />15. Prior to the City Council approval of the final map for this <br />development, ~he applicant shall provide the following items to <br />the City for Fire Department base mapping purposes: <br />a. Two mylar copies each of a 1"=100' scale map and a 1"=250' <br />scale map of the development showing only the following map <br />elements: <br />(1) Street right-of-way lines <br />(2) Property (or lot) lines <br />(3) Face of curb lines <br />
