Exhibit "A" <br />Recommended Conditions of Approval, Case PUD-81-30-40D <br />Planning Commission Resolution PC-87-116 <br />That the development be substantially as shown on the plans, <br />Exhibit A, on file with the Planning Department. <br />That the developer submit a building permit survey and a site <br />development plan in accordance with the Survey ordinance, and <br />that these plans be approved by the City Engineer prior to <br />the issuance of a building permit. That the site development <br />plan include all required information to design and construct <br />site, grading, paving, drainage and utilities. Specific <br />items to be indicated on the site development plan necessary <br />to construct the improvements are to be in accordance with <br />the most recent City of Pleasanton Private Development Design <br />Guidelines and Standard Details. <br />That the development shall be subject to all conditions of <br />approval of Ordinance No. 1325 for the consolidated phases of <br />the Hacienda Business Park. <br />4. That the final design of all signs be submitted for review <br />and approval by the Planning Director prior to installation. <br />5. That the proposed mitigation measures, as identified in the <br />previous traffic studies completed for the AT&T and Reynolds <br />and Brown projects, for Hopyard Road, Owens Drive/EB I-580 <br />offramp be interim and done at the time it is deemed <br />necessary by the City Engineer; these improvements shall be <br />bonded for by the applicant for both the installation and <br />removal at the time building permits are taken out for the <br />project unless the improvements have been previously bonded <br />for. Said bond shall be refunded at the time AT&T (the first <br />project to require these mitigation measures) bonds for these <br />improvements. If said improvements are required to be <br />constructed, then the City shall spread, if feasible, the <br />cost in proportion to the pro rata square footage share of <br />all buildings whose approval was made possible by these <br />mitigation measures. <br />6. That the sign program be redesigned to eliminate the <br />'entrance' sign and relocate the street identification <br />monument sign along Stoneridge Drive to an area adjacent to <br />the driveway. <br />7. That the applicant be responsible for reconstruction of the <br />median located in Chabot Drive to create an 8' wide planter <br />in addition to two left hand turn pockets. The final design <br />of this work shall include tree and shrub planting in <br />conjunction with irrigation and shall be designed to the <br />satisfaction of the City Engineer. <br />That the applicant be responsible for its pro-rata share of <br />the interim street improvements at the intersection of Santa <br />Exhibit "A" <br />Resolution No. PC-87-116 <br />
