of the turn-around. The turn-around landscaping shall <br />include at least three 36" box-sized trees. <br />9. That each lot shall provide minimum off-street parking of a <br />2-car garage and three uncovered spaces; uncovered spaces may <br />include the driveway apron. Off-street parking facilities <br />shall be shown on plot plans for approval in conjunction with <br />building permit applications. <br />10. That the developer shall create a homeowners' association in <br />project CC&R's which shall be responsible for maintaining all <br />common areas, private utilities, and street right-of-way <br />across the project frontage. The City shall be granted the <br />rights and remedies of the association, but not the <br />obligation, to enforce the maintenance obligation. The City <br />Attorney shall review and approve the proposed CC&R's prior <br />to recording the final map. <br />11. That unless modified herein, the recommendations of the tree <br />report for the project prepared by HortScience, Inc., dated <br />July 21, 1987, shall be incorporated by reference and shall <br />become a part of this approval. <br />12. That the 12" pine tree (No. 40 on the development plan) <br />within the street right-of-way area shall remain unless <br />otherwise approved by the City Engineer. <br />13. That the developer shall install public improvements across <br />the Mohr Avenue frontage of this development. These <br />improvements shall include, but are not limited to: vertical <br />curb and gutter an 8' or 10' wide P.C.C. sidewalk, tie-in <br />pavement as required; one 70 watt, H.P. sodium vapor <br />electrolier per City Standards; one fire hydrant per City <br />Standards; and striping and signing as required by the City <br />Engineer. <br />14. That the existing residence shall be connected to the <br />proposed sewer system and any existing septic tanks abandoned <br />and filled per City requirements. <br />15. That a fire hydrant shall be installed on Lot 3 adjacent to <br />the end of the private driveway. This hydrant and the six <br />inch (minimum) supply line serving it shall be private and be <br />maintained by the property owners unless otherwise approved <br />by the City Engineer. <br />16. That the sanitary sewer system shall be private up to the <br />main in Mohr Avenue and shall be maintained by the property <br />owners. <br />17. That the on-site storm drain system shall be private and be <br />maintained by the property owners. <br />18.
