Resolution No. PC-87-125 <br />11/24/87 <br />32. That the developer submit detailed landscape and irrigation <br />plans as part of the improvement plans. These plans should <br />include, where applicable, a street tree planting plan and <br />landscape plans for medians, buffer strips, and any <br />right-of-way landscape areas. The irrigation plan shall <br />provide automatic controls. <br />33. That any damage to street improvements now existing or done <br />during construction on the subject property be repaired to <br />the satisfaction of the City Engineer at full expense to the <br />developer. This shall include slurry seal, overlay, or <br />street reconstruction if deemed warranted by the City <br />Engineer. <br />34. The proposed public storm drain system extending through "P <br />Court" to "C Court" shall be relocated to the north, <br />approximately 150', so that it will fall within the common <br />area. The proposed sidewalk in this common area shall be <br />revised to provide access for City vehicles for maintenance <br />of the storm drain system. <br />35. If not previously completed by the City, the applicant shall <br />make the necessary bank repairs to the west channel bank of <br />the Arroyo de la Laguna near the north property line of this <br />development. This work shall be done in conjunction with <br />the proposed channel work and shall be completed to the <br />satisfaction of the City Engineer. <br />36. The discharge at Foothill Road of the stream flow running <br />along the north property line of the De Coite parcel, shall <br />be reviewed at the time of storm drain design for this <br />development. If necessary, and if required by the City <br />Engineer, this flow shall be conveyed around Lot 130 to an <br />approved point of discharge. <br />37. That this project shall dedicate such right-of-way and/or <br />public access easements as required by the final design for <br />Foothill Road to enable adequate provisions for public <br />roadway, bicycle, and pedestrian access along Foothill Road, <br />as determined by the City Engineer. <br />- 7 - <br />
