20. That the developer shall submit a preliminary study of <br />the necessary roadway widening along Dublin Canyon Road <br />which shall be reviewed by the City Engineer upon <br />approval. The applicant shall dedicate that portion of <br />the right-of-way which is located across the subject <br />frontage. <br />21. That an interim alignment study be conducted from <br />Farmers insurance to the subject site sufficient to <br />provide 2 lanes and a divided median lane Pollowinq an <br />alignment subject to the approval of the Director of <br />Public Works. The median lane shall be designed with <br />raised median islands where required for safety. Upon <br />approval, the applicant shall agree to make the <br />necessary improvements called for in the alignment study <br />with the appropriate pro rata share of the improvements <br />to be established at the tentative map stage. <br />22. That the developer shall submit a drainage study and <br />improvement plan and a preliminary drainage and grading <br />design for this development and for Dublin Creek. These <br />items shall be completed to the satisfaction of the City <br />Engineer and Zone 7 and shall be submitted with or prior <br />to the submittal of a tentative tract map. <br />23. That the developer shall analyze the ultimata <br />improvements and submit a preliminary engineering design <br />for providing water and sanitary sewer service to this <br />development. This design shall be completed to the <br />satisfaction of the City Engineer and shall be submitted <br />with or prior to the submittal of a tentative tract map. <br />24. That the private entrance drive from Dublin Canyon Road <br />to the project shall provide for a left turn lane and a <br />right turn lane onto Dublin Canyon Road and pedestrian <br />and bicycle access in addition to the entrance lane(s). <br />25. That the developer shall install a crossing of Dublin <br />Creek at the location of the private entrance drive. <br />This crossing shall be designed and installed to the <br />satisfaction of the City Engineer and shall meet the <br />requirements of the Alameda County Flood Control - <br />Zone 7. <br />26. That all first-time purchasers of the condominium units <br />shall be owner occupants although the developer may rent <br />any unsold units. <br />27. That approval of this PUD shall not take effect until <br />final completion of the annexation by the State Board of <br />Equalization and County Assessor's Office. <br />SR87:167 <br />
