Resolution NO. PC-87-13 <br />2/25/87 <br />Page 2 <br />The required public improvements on Mohr Avenue shall be <br />approximately as listed below. The extent and design of the <br />improvements shall be subject to the approval of the City <br />Engineer. <br />A. Frontage Improvements (400'+) <br />1. As generally shown on the "Typical Section-Mohr <br />Avenue" on the tentative map for Tract 5736. <br />2. Replacement of or additional paving on, the <br />existing 12' wide pavement section on the south <br />side of the Mohr Avenue centerline in order to <br />provide for a safe, usable eastbound through lane. <br />This may be permanent structured pavement or <br />temporary paving, as determined by the City <br />Engineer based upon the existing pavement section. <br />In the event that permanent structure pavement is <br />required, the future development of the Busch <br />parcel, on the south side of Mohr Avenue, shall be <br />conditioned to make reimbursement for this item at <br />the time of their development. Reimbursement <br />received shall be divided equally between the <br />developers of Tract 5736 and 5746. <br />3. Additional transition paving as required. <br />B. Connection - Mohr Avenue from west property line of <br />Tract 5736, west to existing terminus of improvements <br />installed by Shea Homes. (570'+) <br />1. In the event that the development of either Tract <br />5736 or tract 5746 precedes the development of <br />Tract 5371 (Devor Nurseries) and if required by the <br />City Engineer, the developers of Tracts 5736 and <br />5746 shall provided for two, safe, usable traffic <br />lanes (one each direction), and a temporary <br />combined bicycle-pedestrian path. These <br />improvements may be permanent structured pavement <br />or temporary paving, as determined by the City <br />Engineer based upon the existing pavement section. <br />(as revised at the February 25, 1987 Planning Commission meeting) <br />
