Resolution NO. PC-87-14 <br />2/25/87 <br />bases,on the LS-1C schedule per City requirements and <br />P.G.&E. standard details unless otherwise specifically <br />approved. Approval for the number, location, and type of <br />electroliers shall be withheld pending final design and <br />review by the City Engineer. The homeowner's maintenance <br />association to be formed shall be the "one responsible <br />billing party" and shall provide for the maintenance of the <br />private street light system and for the payment of the <br />associated energy costs. <br />30. That this development provide a safe and effective <br />circulation system for bicycles and pedestrians. These <br />facilities shall be designed and installed to the <br />satisfaction of the City Engineer and shall be separated <br />from vehicular traffic whenever possible. <br />31. That the developer submit detailed landscape and irrigation <br />plans as part of the improvement plans. These plans should <br />include, where applicable, a street tree planting plan and <br />landscape plans for medians, buffer strips, and any <br />right-of-way landscape areas. The irrigation plan shall <br />provide automatic controls. <br />32. That any damage to street improvements now existing or done <br />during construction on the subject property be repaired to <br />the satisfaction of the City Engineer at full expense to the <br />developer. This shall include slurry seal, overlay, or <br />street reconstruction if deemed warranted by the City <br />Engineer. <br />33. The structural pavement section on Mohr Avenue shall be <br />designed based on a minimum Traffic Index (T>I>) of 7 and a <br />maximum R Value of 5 unless otherwise approved by the City <br />Engineer. <br />34. The structural pavement section on Nicole Avenue shall be <br />designed based on a minimum Traffic Index of 5 and a maximum <br />R Value of 5 or shall be 2" A.C. on 6" of Class 2 A.B., <br />' whichever is greater. <br />35. The developer of Tract 5736 and the developer of Tract 5746 <br />shall each be obligated for 50°s of the cost of the required <br />public street improvements along Mohr Avenue. All of the <br />required improvements shall be installed at the same time as <br />a joint project or by the developer of whichever Tract <br />develops first. <br />The obligation for the improvements and conditions of <br />reimbursement shall be set forth in the subdivision <br />agreement for each Tract. <br />Required bonding for the public improvements on Mohr Avenue, <br />in a form approved by the City Attorney, shall be submitted <br />prior to the approval of either final map by the City <br />Council. <br />(as revised at the February 25, 1987 Planning Commission meeting) <br />
