33. That the developer submit detailed landscape and irrigation <br />plans as part of the improvement plans. These plans should <br />include, where applicable, a street tree planting plan and <br />landscape plans for medians, buffer strips, and any <br />right-of-way landscape areas. The irrigation plan shall <br />provide automatic controls. <br />34. That any damage to street improvements now existing or done <br />during construction on the subject property be repaired to <br />the satisfaction of the City Engineer at full expense to the <br />developer. This shall include slurry seal, overlay, or <br />street reconstruction if deemed warranted by the City <br />Engineer. <br />35. The lot on which the "Private Park" is shown shall be <br />labeled Lot A of Tract 5749 (5719). <br />36. That off-site sanitary sewer, storm drainage and electrical <br />systems, if applicable, shall be designed to minimize <br />disruption to Mission Hill Park and the existing City <br />Streets. <br />37. The existing concrete "V"-ditch and graded access road shall <br />be retained, repaired as necessary, and if required by the <br />City Engineer, vehicle access extended from the existing <br />access road to the south property line. <br />38. The top of bank and toe of bank lines shall be at least 2' <br />from property lines. <br />39. All lots and lot pads, except for Lots 4, 5, and 6, shall be <br />rough graded to slope from the rear of the lot to the front <br />of the lot (street) at a minimum slope of 1.0$. <br />40. Lots 4, 5, and 6 and lot pads shall be rough graded to drain <br />from the mid-lot daylight line toward the street at a <br />minimum slope of 1.0$. <br />41. All lots shall be provided with under sidewalk drains per <br />City Standard Detail. <br />42. The finish grading on all lots shall provide for 1$ minimum <br />drainage swales from the high point in the rear of the lot <br />to the back of the sidewalk drains. <br />43. The finished lot pads shall be at least 1.0' above the high <br />point in the rear of the lot. <br />44. The developer's engineer shall submit a letter to the City <br />Building Department certifying the finish pad elevation(s), <br />for each lot to the nearest 1/10 of a foot (0.1'). This <br />letter shall be required prior to the issuance of a <br />foundation permit. <br />AS AMENDED AT THE PLANNING COMMISSION MEETING OF 3/11/87 <br />
