16. That the developer submit detailed landscape and irrigation plans <br />as part of the improvement plans. These plans should include, <br />where applicable, a street tree planting plan and landscape plans . <br />for medians, buffer strips, and any right-of-way landscape areas. <br />The irrigation plan shall provide automatic controls. <br />17. That any damage to street improvements now existing or done <br />during construction on the subject property be repaired to the <br />satisfaction of the City Engineer at full expense to the <br />developer. This shall include slurry seal, overlay, or street <br />reconstruction if deemed warranted by the City Engineer. <br />18. The developer shall revise the proposed driveway and access <br />easement across Parcel 2 from 12' wide to 25' wide to comply with <br />the off-street parking requirements of the zoning ordinance. <br />Unless otherwise approved by the City Engineer, A.C, berms shall <br />be installed along both sides of the driveway except where <br />parking stalls are to be constructed at this time and the <br />driveway approach at Old Bernal .Avenue shall be a temporary A.C. <br />connection and shall allow for existing cross drainage. <br />19. The developer shall enter into a deferred improvement agreement <br />or, at the option of the City Engineer, make an in-lieu cash <br />payment for the street frontage improvements across the Old <br />Bernal Avenue frontage of Parcel 2. <br />TTMapCon/WS/jmc(jwm5772) <br />
