unless the required parking capacity is provided <br />per the Design Guidelines; regulation of said user <br />shall be monitored by the City through the zoning <br />certificate process. <br />4. That a final landscaping plan for the project shall <br />be submitted to the Planning Director for review <br />and approval prior to issuance of a building permit <br />and that such a plan shall include among other <br />elements, additional landscaping along the <br />southerly and eastern perimeter of the site. <br />5. That a comprehensive signing program shall be <br />submitted to the Planning Department for review and <br />approval by the Design Review Board. <br />6. That enclosures for mechanical equipment on the <br />roof elevations of the structure shall be designed <br />to be compatible in appearance with the exterior <br />building walls. The materials used shall be <br />subject to review and approval by the Planning <br />Director. <br />7. That all requirements of the Fire Department shall <br />be complied with. <br />8. The applicant shall grant a public service easement <br />to the City for maintenance purposes over the south <br />driveway from Koll Center Parkway to the existing <br />sanitary sewer lift station site at the north-west <br />corner of this parcel. <br />9. The access drive to the sanitary sewer lift station <br />shall be revised as required and shall be <br />constructed to the satisfaction of the City <br />Engineer. <br />10. The applicant shall provide a connecting sidewalk <br />between the public walk along Koll Center Parkway <br />and the private on-site walk system. <br />11. The applicant shall provide the City with <br />reproducible mylar maps and site plans to the <br />satisfaction of the City Engineer and the Fire <br />Chief for base mapping purposes. <br />12. The applicant shall grant additional access <br />easement as required by Zone 7 and the City <br />Engineer. <br />13. That this development shall be subject to all <br />Standard Conditions of Development attached hereto <br />and made part of this case by reference, except <br />Conditions 7, 12, 22, 29, 33, 46, 49, & 54. <br />Resolution No. PC-88-16 <br />2/10/88 <br />
