February 10, 1988 <br />29. The proposed access drive on Santa Rita Road shall <br />be approximately 40' wide, shall be designed with <br />the first 25~ to 40~ of driveway at a -2$ grade <br />from street level for sight clearance, and shall be <br />designed and installed to the satisfaction of the <br />City Engineer. <br />30. The grading and drainage plans shall be redesigned <br />to provide for an effective way to drain storm <br />runoff from this development in the event of a <br />blockage in the storm drain systems. <br />31. Unless otherwise approved by the City Engineer, the <br />applicant shall grant a public service easement to <br />the City to allow access to the terminal storm <br />drain inlet at the most southerly property corner <br />of this development. The applicant shall also <br />provide for vehicle access to this terminal inlet. <br />This access for City maintenance vehicles shall be <br />assigned and installed to the satisfaction of the <br />City Engineer. <br />32. That the operation of the food mart service station <br />shall be limited to the hours of 5:00 a.m. to 12:00 <br />midnight. <br />33. That the retail building shall be under <br />construction prior to occupancy and commencement of <br />the service station operation. <br />34. That two additional on-site parking spaces shall be <br />provided for the service station site. The exact <br />location and final design of the additional parking <br />spaces shall be submitted for review and approval <br />of the Planning Director prior to the issuance of <br />building permits. <br />35. That there be no occupancy in the project until <br />Hopyard interchange and Santa Rita Road interim <br />improvements are completed. <br />36. That this development is subject to all City <br />Standard Conditions of Development, attached hereto <br />and made part of this case by reference, except <br />conditions 12, 13, 14, and 29. <br />Section 2. This resolution shall become effective immediately <br />upon its passage and adoption. <br />- 6 - <br />
