PLANNING COMMISSION CITY OF PLEASANTON
ALAMEDA COUNTY, CALIFORNIA
RESOLUTION NO. PC-88-19
RESOLUTION RECOMMENDING APPROVAL OF A MAJOR MODIFICATION
FOR KEN GOOCH AS FILED UNDER CASE PUD-87-12-1M AND
PUD-87-13-1M
WHEREAS, Gooch and Associates has applied for a major
modification to approved development plans for a 13 unit
and 25 unit single-family residential project to modify
conditions of approval relating to Growth Management
Program application restrictions and to reconfigure the
approved development plan; and
WHEREAS, zoning for the two properties is PUD (Planned Unit
Development) - Medium Density Residential District; and
WHEREAS, at their duly noticed public hearing of February 24,
1988, the Planning Commission considered all public
testimony, relevant exhibits, and recommendations of the
City staff concerning this application; and
WHEREAS, the Planning Commission finds that construction on both
missing segments of the Bernal Avenue extension will
commence in the Spring of 1988. The start of
construction on these two roadway segments would rescind
the Vineyard Avenue moratorium as required by Resolution
85-130. Given the timing of these factors, the
conditions prohibiting the applicant to seek Growth
Management Allocations should be eliminated. Given the
above-referenced time lines, granting of Growth
Management allocations to these two projects in the
April 1988 Program would still insure that no
construction be commenced on the projects until both
segments of the Bernal Avenue extension were under
construction. The April 1988 Growth Management
Allocation Program will only be granting 1989 approvals.
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON
RESOLVES AS FOLLOWS:
Section 1. Recommends approval of Case PUD-87-12-1M/87-13-1M,
application of Gooch and Associates for a major
modification to approved development plans for a 13 unit
and 25-unit single-family residential projects to modify
conditions of approval relating to growth Management
Program Application restrictions subject to the
following conditions:
1. That the revised development for Case PUD-87-13-1M
be substantially as shown on the plans, Exhibit A,
on file with the Planning Department.
- 1 -
