Proposed Development Standards
RM-4,000 (Current zoning) Proposed PUD Development
Front Yard 30 feet 25 feet (Vineyard Avenue)
East Side: 28 feet
Side Yard: 7 feet (one side) 20 feet for driveway;
16 feet (both sides) 8 feet for bioswale
West Side: 10 feet
Rear Yard: 30 feet 16 feet (Vine Street)
Building Height: 30 feet (max.)' 30 feet (max)2
Floor Area Ratio 40% 58.46%
(FAR
Per PMC, the height of a is measured from average grade to mid-point of the roof.
2 As proposed, the height measurement is taken from the lowest grade to roof peak. Each individual unit
has a maximum height of 30 feet.
The applicant submitted a conceptual landscape plan that shows the general location
and density of the new plants. The primary landscaping would be focused on the
common area as well as the "island" at the Vineyard Avenue entrance. All landscaped
areas would be irrigated with an automatic irrigation system.

~-: -- ..

Building Elevations
Floor Area Ratio (FAR)/Density
If the proposal were to retain the existing zoning designation of RM-4,000 District, the
maximum allowable density on this approximately 38,159-square-foot site would be nine
units. Given that the General Plan designates this site as High Density Residential,
greater than eight (8) units per acre and that it is one of the few remaining infill sites that
have a High Density Residential land use designation, the applicant has seized the
opportunity for a development that is consistent with the General Plan. In return for this
high-density project, the applicant has dedicated one BMR unit.
