The General Plan land use designation for
the subject site is High Density Residential (greater than eight dwelling units per gross
acre). The proposed project, with ten units on an approximately 0.876-acre site, would
result in a density of 11.36 units per acre and is therefore consistent with the underlying
land use designation.
Although not required by the City's Inclusionary Zoning Ordinance (IZO), the applicant
has voluntarily dedicated one of the townhouses as abelow-market rate (BMR) unit.
The Housing Commission has reviewed the proposal and unanimously recommended
approval of the Affordable Housing Agreement to the City Council.
The proposed buildings are two-story buildings with the end units oriented to the streets.
Except for the BMR unit that has asingle-car garage, each unit has a traditional two-car
garage. The proposed design scheme consists of varied wall articulations, architectural
detailing, and color palette.
