PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-88-39 <br />RESOLUTION DENYING APPROVAL OF A GRADING PERMIT FOR THE <br />LANDS OF CHRIS BERATLIS, 2727 CRELLIN ROAD <br />WHEREAS, Chris Beratlis is proposing to grade a portion of his 9 <br />acre property in conjunction with the grading of the <br />adjacent 63 lot tract (5835) of Amador Valley Savings <br />and Loan. <br />WHEREAS, the grading consists of mostly fill (up to 30' depth) to <br />be spread over the Swale which separates his residence <br />from Crellin Road and which abuts Foxbrough Estates. <br />The proposed grading will insure a balanced cut/fill <br />plan for the adjacent Tract 5835 and provide initial <br />fill materials that would be necessary with the future <br />development of the remaining 9 acre Beratlis property; <br />and <br />WHEREAS, The proposed additional grading was not depicted in the <br />Tentative Tract 5835 grading plan approved in <br />January 1988. Therefore, no analysis or notice was <br />completed. The proposed grading is rough, consisting <br />only of engineered fills and will not result in a <br />precise cut and fill plan indicative of a final <br />development. Review of a final, precise grading plan <br />will take place in conjunction with a future, formal <br />development plan application for the site; and <br />WHEREAS, this matter was brought before the Planning Commission <br />because it includes additional grading beyond the limits <br />of the approved adjacent Amador Valley Savings and Loan <br />Tract Map 5835. <br />WHEREAS, at their duly noticed public hearing of April 15, 1988, <br />the Planning Commission considered all public testimony, <br />relevant exhibits, and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, the Planning Commission expressed concern with the large <br />amount of fill proposed for the site. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Denies approval of the proposed grading for a portion <br />of a 9 acre site in conjunction with the grading of the <br />adjacent 63 lot tract (5835) of Amador Valley Savings <br />and Loan as depicted on the grading plan presented to <br />them at their meeting of April 27, 1988. <br />- 1 - <br />
