That the development be substantially as shown on the plans, <br />Exhibit A, on file with the Planning Department. <br />2. That the sidewalk proposed along. the east side of the outdoor <br />eating area be replaced with a planter area. The final <br />landscaping within this area shall be submitted for review <br />and approval of the Planning Director prior to issuance of <br />building permits. <br />3. That the applicant work with staff to determine the necessity <br />and design of an additional 2~ tall plexiglass screen feature <br />to be located on top of the 3~ tall screen wall proposed <br />around the outdoor eating area. The need and final design of <br />this additional wind screen shall be determined by the <br />Planning Director prior to issuance of any building permits. <br />4. That the final design of all outdoor furniture to be utilized <br /> in the seating area shall be submitted for final review and <br /> approval of the Planning Director prior to on-site <br /> installation. <br />5. That building-mounted signs for the pad 2 building shall be <br /> limited to the east, west and south elevations only and shall <br /> comply with the remaining applicable provisions of the <br /> approved comprehensive sign program. <br />6. That the outdoor seating area shall be kept in a neat and <br /> garbage free manner at all times. <br />7. That this application shall be subject to all the Conditions <br /> of Approval imposed on Case PUD-86-18. <br />8. That if the development of the restaurant does not take <br /> place, this application shall revert back to the original <br /> PUD-86-18 approval. <br />- 3 - <br />
