Second Unit <br />51. The second unit on the 19-acre estate lot shall comply with all the applicable <br />requirements of Pleasanton Municipal Code Chapter 18.106 Second Units. A <br />restrictive covenant shall be recorded against the lot with the Alameda County <br />Recorder's Office prior to the issuance of a building permit from the building <br />department regarding the City restrictions on the second unit. <br />Landscaping and Tree Preservation <br />52. A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of a <br />building permit. The applicant shall install an automatic irrigation system for all <br />project landscaping. The irrigation design shall utilize low-volume drip, bubbler, <br />or other water conserving irrigation systems to the maximum extent possible. <br />53. The applicant shall make the following modifications/revisions to the landscape <br />plan: <br />a. The size of coast live oak tree nos. R10 and R11 shall be increased to <br />60-inch box size and the size of tree nos. R12 - R17 shall be increased to <br />36-inch box size (three trees) and 48-inch box size (three trees). The two <br />proposed 60-inch box coast live oak trees at the northeast side of the <br />estate home (nos. R6 and R7) may be reduced to 24-inch box size. <br />b. The landscape plan shall specify the size, location, and species of the <br />proposed shrubs. <br />c. The landscape plan shall show the location of the proposed groundcover. <br />d. Trees and shrubs shall be installed adjacent to the sides and rear of the <br />water booster pump enclosure pad. <br />e. The required bioswale shall be shown on the landscape plan. The plants <br />within the bioswale shall be species that are suitable for a bioswale <br />environment (i.e., doesn't "drown" easily when the soil becomes saturated, <br />sends out many fibrous roots to reduce erosion, and does a good job of <br />filtering the water before it reaches the drain inlet). <br />Said modifications shall be shown on the plans submitted for issuance of building <br />permits and shall be subject to review and approval by the Planning Director prior <br />to issuance of building permits. <br />11 <br />
