Actions of the Planning Commission -February 27, 2008 <br />Commissioners Present: Anne Fox, Greg O'Connor, Arne Olson, and Jennifer Pearce <br />(Commissioner Fox left after the discussion on PUD-05-02). <br />Commissioners Absent: Phil Blank. <br />PCUP-213, Patricia Cramer, World School of Massage <br />Application to amend the previously approved conditional use permit (PCUP-129) to <br />allow a student clinic as part of the curriculum for the massage school located at <br />699 Peters Avenue, Suite A. Zoning for the property is C-C (Central Commercial) <br />District, Downtown Revitalization District, and Core Area Overlay District. <br />Action recommended: Approval. <br />Action taken: Approved per staff. <br />Vote: 5-0. <br />PUD-05-02M, James Happ, Northstar Realty Services, Inc./Kenneth and Pamela <br />Chrisman <br />Application for a major modification to an approved PUD development plan to replace <br />the approved production home designs with design guidelines for the property located at <br />1944 Vineyard Avenue, in the Vineyard Avenue Corridor Specific Plan Area. Zoning for <br />the property Is PUD-LDR (Planned Unit Development -Low Density Residential) District. <br />Action recommended: Recommend approval. <br />Action taken: Recommended approval per staff, with the following modifications: <br />1. Delete Condition No. 16, which is a duplicate of Condition No. 17; <br />2. Modify Condition No. 19 to reflect the home sizes in the conditions of <br />approval for PUD-05 and as presented in Table 2 on page 6 of the <br />staff report; <br />3. Include Condition No. 114 of the conditions of approval for PUD-05 <br />regarding the repair of any damage to existing street improvements <br />during construction on the site, as shown on page 13 of the staff <br />report <br />4. Delete Condition No. 22 regarding the expiration date of project <br />approval to conform to the provisions of the existing Development <br />Agreement; <br />5. Modify Condition No. 23 in relation to costs, timing of the waterline on <br />the Brozosky property, length of the waterline, engineering estimates, <br />deposit of funds for the construction of the temporary water line, and <br />the implementation of the landscaping along the frontage of the <br />property. <br />Vote: 3-2 (Fox and O'Connor voted no). <br />Page 5 of 6 <br />
