harmless Lessor against and from all loss, cost and expense by reason of injury to the person or <br />property of others caused by the Lessee's operations on the leased Pastures. <br />16. Lessor shall not be liable for any personal injury to Lessee or to any other occupant <br />of any part of the leased Pastures, nor for any damage to any property of the Lessee or any other <br />user of any part of the leased Pastures, irrespective of how such injury or damage may be caused, <br />whether from an act of God, the elements, or acts of negligence of the Lessor or occupants of <br />adjacent properties. <br />Lessee shall carry liability insurance to protect the liability of Lessor, the Lessee, and <br />employees employed by the Lessee in the Lessee's use of the leased Pastures for the full term of <br />this Lease. Such insurance shall be obtained prior to the execution of this Lease from a liability <br />insurance company approved by the Lessor and a copy of the policy of insurance, or certificate <br />of insurance shall be delivered to the Lessor. The policy shall have limits of not less than <br />$100,000 for property damage and $1,000,000 for bodily injury. <br />17. Lessee shall not assign, mortgage, nor encumber this Lease or any interest therein, <br />shall not sublet or grant to another or others any right or privilege herein provided to Lessee, the <br />said Pastures or any part thereof, without the written consent of the Lessor, nor shall this Lease, <br />nor any interest therein be assignable by operation of law; and in the event that Lessee be <br />declared bankrupt, or insolvent, or make an assignment for the benefit of creditors, this Lease <br />shall cease and terminate and become null and void at the option of Lessor. <br />18. The Lessee shall not permit the Pasture to be used by others, except by persons <br />involved with the Lessee in cattle management. <br />19. Should the Lessor be compelled to commence or sustain an action of law or in equity <br />to enforce any of the terms of this Lease, or to dispossess the Lessee, the prevailing party in said <br />action shall pay all costs in connection therewith, including reasonable attorney's fees. <br />20. Lessee shall pay all taxes on personal property belonging to it on the leased Pastures <br />and shall pay any possessory interest tax. <br />21. It shall be the responsibility of the Lessee to oversee the Pastures for the Lessor. In <br />case of fires, floods or other emergencies, it will be the responsibility of the Lessee to notify the <br />Lessor as soon as possible.
