In <br />this review process, the Association utilized the 2002 Downtown Spe- <br />cific Plan and the subsequent 2006 Downtown Design Guidelines. <br />Pleasanton's Downtown Specific Plan and the Downtown Design <br />Guidelines for residential areas stress ... "the importance of reflecting <br />a sense of neighborhood and a pedestrian character that is irreplace- <br />able. Remodels and additions for residential use must be sensitive to <br />Downtown's unique character and scale. If done properly, additions <br />and remodels will look comfortable with the original buildings. New <br />construction needs to be especially sensitive to surrounding <br />structures." <br />PUD-641ocated at 4238 First Street draws on the character of the exist- <br />ing cottage for the theme of the project. The architectural plan for the <br />remodeling of this cottage and the addition of four newly constructed <br />units drew from historic Victorian cottages located in the heart of <br />Pacific Grove, California. <br />The Pleasanton Heritage Association reviewed the details of PUD-64 <br />with thought given to the zoning, lot sizes, building height /density, <br />FAR standards, architectural style, green space /landscaping, color <br />palate, material details, and parking. The plan details submitted for <br />our review provided the opportunity for the following comments: <br />• The specific architectural plans are in keeping with the DSP height <br />and mass recommendations for new construction, <br />• the remodeling of the existing cottage in front is within the DSP <br />Guidelines for that neighborhood and the four new units, <br />• the four new structures vary in size and repeat the same architectural <br />styling, with more detail provided on lots one and five as both are seen <br />directly from the street, <br />• detailed drawings and plans for exterior finish materials were pro- <br />vided and in keeping with the residential architectural style of the that <br />neighborhood, <br />• the color palate was appropriate and varied for each unit to promote <br />
