a) Electrical conduit and cable pull strings shall be installed from the roof/attic <br />area to the buildings' main electrical panels. <br />b) Roof trusses shall be engineered to handle an addition load of five (5) <br />pounds per square foot beyond that of the anticipated load for the roofing <br />material. <br />c) An area shall be provided near the electrical panel for the installation of an <br />"inverter" required to convert the direct current output from the photovoltaic <br />panels to alternating current. <br />d) These measures shall be shown on the building permit plan set submitted to <br />the Planning Director for review and approval before issuance of the first <br />building permit. The project developer shall provide the future homeowners <br />the necessary information delineating the means by which photovoltaic <br />panels can be applied to the roofs of the structures covered by this approval. <br />This information shall be submitted to the Planning Director for review and <br />approval prior to the occupancy of the first unit. <br />17. On-site parking is only allowed in the garages (for Lots 2-5), in the uncovered <br />spaces, and in the carport for the existing home. The garage parking spaces shall <br />have a minimum dimension of 10 feet by 20 feet (10'x20'). Parking is prohibited <br />anywhere within the joint-access driveway. Moving, delivery, and any other type <br />of service vehicle must either park in the home's garage or designated guest <br />parking space, or off-site. <br />18. The parking spaces located on Lot 1 (the existing home) shall be striped and <br />assigned to the existing home only. The CC&R's shall note that those spaces <br />shall be used for the existing home only and are not to be used for guest parking <br />for the additional four units. <br />19. The project developer shall pay any and all fees for the entire project prior to <br />issuance of the first building permit. <br />20. Prior to the issuance of a building permit, the project developer shall submit <br />details and/or a spec sheet of the proposed exterior doors to the Planning <br />Department for review and approval by the Planning Director. <br />21. Only gas fireplaces, pellet fueled wood heaters or EPA certified wood-burning <br />appliances may be installed in new or renovated homes. <br />22. The electrical plan for the homes shall provide telecommunications infrastructure <br />consistent with state-of--the-art methods, e.g., cabling for DSL, broadband, or <br />wireless service, wiring for total room access, etc., in effect at the time that <br />4 <br />
