Lee <br /> Revised February 5, 1987 <br /> Page 12 <br /> <br /> Task II.4: Test Real Estate Feasibility of Options <br /> <br /> Using GG+A's in-house real estate financial feasibility <br />model, we will run Gash flow analyses of the options to see <br />if they are financially feasible from the perspective of a <br />private real estate developer. <br /> <br /> Task II.5: Refine and Test Options <br /> <br /> To the extent that initial options are not feasible, we <br />will work with the City to refine the options and the fi- <br />nancial assumptions used in the first iteration, then we will <br />test the refined options for their financial performance and <br />feasibility. <br /> <br /> Task II.6: Synthesize Conclusions <br /> <br /> The information developed in this component of the study <br />will be synthesized with the conclusions of the previous <br />study components to draw conclusions regarding the types of <br />development that ought to be encouraged and the planning, <br />infrastructure and/or public finance actions that could be <br />taken by the City to facilitate the provision of the kinds of <br />space needed to realize the objectives of the downtown plan. <br /> <br /> <br />
