Lee <br /> Revised February 5, 1987 <br /> Page 9 <br /> <br /> Task 1.4.4: Windshield Survey of One or Two "Mature" <br /> Bay Area Cities Comparable to Pleasanton <br /> <br /> To get a feel for where Pleasanton may be going in terms <br />of the mix of goocTS'and services offered downtown, we will <br />work with City staff to select one or two cities in the Bay <br />Area that could be seen as comparable to, but more mature <br />than, Pleasanton.!, We will then conduct a windshield survey, <br />preferably in the company of a Pleasanton planner, to evalu- <br />ate the mix of viable businesses located in the downtown and <br />their relation to one another. <br /> <br /> Task 1.4.5: Merchant-distributed Shopper Survey <br /> <br /> We will draft a self-administered questionnaire to be <br />given to downtown business patrons to elicit information on <br />their shopping patterns, residence locations and attitudes <br />about downtown. While such a survey would be useful, it will <br /> <br />have to be very short to get a usable response rate and it <br />will repres_=nt only the views of people who already patronize <br />downtown businesses. <br /> <br /> Task 1.4.6: Synthesis and Judgemental <br /> Market Capture Estimate <br /> <br /> The insights gathered in the subtasks above would be <br />synthesized to make a judgemental estimate of retail demand <br /> <br />downtown, by type of store, and the factors that will in- <br />fluence the degree to which market potential is realized. <br /> <br /> <br />
