22. That a final landscape plan be submitted to the Planning <br />Division for approval prior to issuance o! a building permit. <br />23. That the colors of the building(s) be submitted to the <br />Planning Division for approval prior to the issuance o! a <br />building permit. <br />24. That the developer pay any and all lees that the property may <br />be subject to. <br />25. That only modular newspaper dispensers accommodating more <br />than one newspaper shall b• allowed outside o! buildings <br />within the development; the design o! these dispensers shall <br />ba approved by the Planning Division. <br />26. That the developer submit a building permit survey and a site <br />development plan in accordance with the provisions o! Chapter <br />18.68 0! the Municipal Code o! the City o! Pleasanton, and <br />that these plans be approved by the Cfty Engineer prior to <br />the issuance o! a building permit. That the site development <br />plan include all required intor'mation to design and construct <br />site, gradfncj, paving, drainage and utilities. Specific <br />items to be indicated on the site development plan necessary <br />to construct the improvements are to be in accordance with <br />the City o! Pleasanton Private Development Design Guidelines <br />and Standard Details adopted April 15, 1986. <br />27. That the paving sections !or the on-site parking and drive <br />areas be designed on the basis o! an R-Value test and a <br />tra!!ic index to carry the anticipated traffic loads. This <br />design shall bs subject to the approval o! the City Engineer. <br />The minimum paving section shall be 2" A.C. on 6" o! A.B. <br />The minimum A.C. pavement slope shall b• l~. For pavement <br />slopes o! less than 1; the surface runo!! shall be carried in <br />a concrete gutter to an acceptable point o! discharge. Th• <br />minimum slope !or concrete gutter shall be 0.5~. <br />28. That. the developer install street frontage improvements per <br />ordinance and to the satisfaction o! the City Engineer. <br />These improvements may include, but are not necessarily <br />limited to, grading, curb and gutter, sidewalk, paving, storm <br />drain, sanitary sewer, water facilities, street lighting, <br />underground.utilitiss, traffic control devices, landscaping, <br />and automatic irrigation systems. <br />Rev. 2/84 10/84 5/86 10/86 <br />
