Building service equipment lawfully in existence at the <br />time of the adoption of the technical codes may have their use, maintenance or repair <br />continued if the use, maintenance or repair is in accordance with the original design <br />and a hazard to life, health or property has not been created by such building service <br />equipment. <br />102A.4 Existing Occupancy. Buildings in existence at the time of the adoption of the <br />Building Code may have their existing use or occupancy continued if the use or <br />occupancy was legal at the time of the adoption of the Building Code, and provided <br />continued use is not dangerous to life, health and safety. <br />A change in the use or occupancy of any existing building or structure shall comply with <br />the provisions of Section 309A of this code and Section 3406 of the Building Code. <br />102A.4.1 Installation of Smoke Detectors. No residential property may be sold or traded <br />in the City of Pleasanton unless and until the seller installs or provides for the <br />installation of smoke detectors in accordance with Section 907.2.10.1.2. This <br />requirement may be met by the seller placing in an escrow account, for the use of the <br />buyer, sufficient funds to pay for said installation. <br />102A.5 Maintenance. Buildings, structures and building and/or property service <br />equipment, existing and new, and parts thereof shall be maintained in a safe and <br />sanitary condition. Devices or safeguards which are required by the technical codes <br />shall be maintained in conformance with the technical code under which installed.
