EXHIBIT "A" <br /> <br /> RESOLUTION NO. 87-55 <br /> CONDITIONS OF APPROVAL PUD-80-2-4D <br /> <br />1. That the development be substantially as shown on the plans, <br /> Exhibit A, on file with the Planning Department, except: <br /> <br /> a. That the applicant substitute open type fencing (wrought <br /> iron, wire mesh, or similar type fencing) for the rear <br /> fencing and portions of the side fencing. The design <br /> and layout of the fencing shall be reviewed and approved <br /> by the Planning Director prior to the issuance of a <br /> building permit. <br /> <br /> b. That the landscape plan be revised to conform to the new <br /> landscape criteria being developed by the Koll Business <br /> Center and the City. The final landscape plan shall be <br /> reviewed and approved by the Planning Director prior to <br /> the issuance of a building permit. <br /> <br /> c. That the perimeter fencing be painted tan ("Warm Tone") <br /> to match the color of the stucco walls in front of the <br /> building. <br /> <br /> d. That the building elevations shall be revised to include <br /> additional articulations to be submitted for review and <br /> approval by the Planning Director. <br /> <br /> 2. That the monument sign be redesigned to conform to the Koll <br /> Center Design Guidelines. The monument sign may be approved <br /> administratively by the Planning Director. <br /> <br /> 3. That the applicant submit a lighting plan for the play area. <br /> The plan shall be subject to approval of the Planning <br /> Director. <br /> <br /> 4. That samples of the actual roof material be reviewed and <br /> approved by the Planning Director. <br /> <br /> 5. That the design and dimensions of the play structures shall <br /> be reviewed and approved by the Planning Director. <br /> <br /> 6. The on-site water and sewer systems shall be revised and <br /> designed to meet City standards. The site development plan <br /> shall be submitted to Engineering Services for review at the <br /> time of building permit submittals. <br /> <br /> 7. The proposed common driveway along the east property line <br /> shall be widened to30', be realigned within the 33' PSE to be <br /> perpendicular to Koll Center Parkway, shall be designed as a <br /> street type opening, and shall be constructed to its full <br /> width. <br /> <br /> <br />
