Sanitary Sewer Sys;, i <br />• , '-"l (. <br />Due to the scope and initial cost of the proposed ultimate sanitary <br />sewer system for this area and the current lack of sewer capacity <br />in the Sunol plant it is anticipated that this development will use <br />holding. tanks on an interim basis. These will require City Council <br />approval for each parcel except for Lot 1 which has an existing <br />holding tank agreement. <br />The proposed ultimate sewage system will consist of a staged lift <br />station discharging through a force main under Stanley Boulevard and <br />the railroad rights-of-way and then through a gravity system run- <br />ning westerly along the LQ.P.R.R. right-of-way to the Jensen lift <br />station at Santa Rita Road. Sanitary sewer mains will be installed <br />in the new in-tract streets which will provide gravity flow to the <br />future lift station. <br />Approval withheld pending final design. <br />Water System <br />The proposed water system will be an extension of the existing 10" <br />main which will provide a future loop with the Valley Avenue 20" <br />main. <br />Storm Drainage System <br />An underground storm drainage system is proposed for this Phase 1 <br />development which will convey surface runoff to a temporary re- <br />tention basin and into the Arroyo Del Valle. <br />Electric Power Distribution and Communication Service Systems <br />All electrical, gas, telephone and other related facilities shall <br />be installed underground in joint trench. <br />Street Lighting System <br />Street lights will be required at various intervals within this <br />development. The developer will be responsible for providing the <br />necessary street lighting per approved plans. <br />Fire Protection <br />Fire hydrants will be required within this development. The precise <br />number and location will be determined during final design. <br />Easements <br />In-tract easements required for public utilities shall be granted as <br />public service easements. <br />Other Ordinances <br />Unless specifically modified by the Planning Commission at the <br />time of approval of the Tentative Map, the development shall con- <br />form to all applicable ordinances and regulations of the City of <br />Pleasanton and all other agencies having jurisdiction. <br />-2- <br />
