This tentative map is recommended for approval subject to the following <br />conditions: <br />1. That the developer dedicate to the City of Pleasanton for street <br />right-of-way purposes the areas shown as California Avenue, <br />Washington Street, and the area shown on the map as "area to <br />be deeded for roadway purpose" which has not been previously <br />dedicated. This shall be done prior to or concurrent with <br />the approval of the Final Map. <br />2. That the developer dedicate to the City by separate document, <br />the portion of the future right-of-way for Stanley Boulevard <br />which lies within the adjacent commercial service building <br />property. This shall be done prior to or concurrent with the <br />approval of the Final Map. <br />3. That the developer dedicate a 3' PSE parallel with and <br />contiguous to all interior streets. This shall be done <br />prior to or concurrent with the approval of the Final Map. <br />4. That California Avenue and Washington Street be designed and <br />constructed to meet the line and grade of future Stanley <br />Boulevard. This shall be done prior to or concurrent with the <br />approval of the Final Map. <br />5. That the developer submit a landscape plan to the City as part <br />of the improvement plans for review and approval. <br />These plans are for the bulb area between the frontage road <br />and Stanley Boulevard and shall include the 6' buffer strip <br />and an automatic irrigation system. <br />6. That prior to approval of the Final Map, developer receive <br />approval of the final design plan from the Director of Engineering <br />Services for the portion of the sanitary sewer system to be <br />installed now for future use. <br />7. That a preliminary design plan for the proposed future off-site <br />sewer system be submitted to the city for review and approval <br />concurrent with other design submittal. <br />S. That the developer enter into an agreement to finance and/or <br />install his portion of the future off-site sewer system and <br />his proportionate share of the common portion of the future <br />sewer system. This agreement shall be executed prior to final <br />approval of the subdivision map. <br />9. That applications for the interim use of holding tanks be pro- <br />cessed through the City Council prior to the issuance of <br />building permits. <br />10. That prior to approval of the Final Map, developer receive approval <br />from the Director of Engineering Services of the final design <br />plan for the proposed water system. <br />-3- <br />
