<br />MEP4ORANDUM <br />August 8, 1977 <br />TO: Planning Commission <br />FROM; Director of Engineering Services <br />SUBJECT; Report on Tentative Map, Tract 3858 as required by <br />Section 2-2.07, Article 1, Chapter 1, Title II <br />of the Ordinance Code. <br />This report represents consideration by the Department of Engineering <br />Services and does not contain specific comments from other City <br />Departments or interested outside agencies. <br />This tentative map for a commercial subdivision represents Phase <br />1 of the. subdivision of Parcel Map 1453. Phase 1 contains approxi- <br />mately 7 acres gross and 4 acres net of a total of 72.607 acres. <br />Future application for a second phase development will be required <br />to include the proposed alignments for Del Valle Parkway and Valley <br />Avenue within and adjacent to the overall site. <br />Street Geometries <br />The street geometries proposed for this development are generally <br />acceptable as shown. <br />California Avenue and Washington Street will be required to be <br />designed to meet line and grade of future Stanley Boulevard. <br />California Avenue is proposed as a 64' commercial service street <br />with the sidewalk location modified to eliminate the planter strip <br />between curb and walk and to provide a 5' planter and utility area <br />back of walk. A temporary turn around area and easement is proposed <br />at the south end of the street. <br />Washington Street is proposed as a 48' R/W frontage road with 32' <br />curb to curb width which will provide two 12' traffic lanes and <br />an 8' parking lane on the south side.. A 6' buffer strip is pro- <br />posed between the Stanley Boulevard R/W and the frontage road. A <br />temporary turn around area is proposed at the east end of the street. <br />California Avenue exiting to Stanley should be limited to one left <br />turn lane and one right turn lane. <br />The tree in the proposed pavement area to be removed and any other <br />heritage tree to be removed should be processed through the City <br />prior to removal. <br />A landscape plan will be required to be submitted for review and <br />approval for the bulb area. An automatic irrigation system will be <br />required. <br />
