July 8, 1977 <br />TO: Planning Director <br />FROM: Engineering Services <br />SUBJECT: PUD 77-3, Morrison Homes, Duplex Units <br />Sanitary Sewer Connections <br />The lands of this proposed development are a part of the lands <br />included in the litigation between the City and Morrison Homes <br />in which the City was ordered by the Court to provide sewer con- <br />nections upon demand or be assessed per diem damages to the <br />developer. This would give the impression that these land should <br />be sewered into the City's sewage treatment plant on Sunol Boulevard. <br />However, the map exhibit of the 1972 Settlement Agreement between <br />the .City, V.C.S.D. and major developers in the area, Morrison <br />Homes, included, indicates these lands as being in the V.C.S.D. <br />sewer service area. The existing sanitary sewer facilities in the <br />immediate vicinity do connect to the V.C.S.D. system at the present <br />time. Inasmuch as this property is not included on the V.C.S.D. <br />priority list for sewer connections, there seems to be some con- <br />fusion as to where this development will be sewered. <br />A detailed study of this matter will be required by the developer <br />in conjunction with the Tentative Map. <br />Hopyard Road <br />Approval of the precise configuration of the proposed intersection <br />on Hopyard Road will be subject to receipt, review and approval of <br />the detailed plans for Hopyard Road. These plans should include all <br />existing surface and underground features from the intersection of <br />Valley and Hopyard south to Hansen Drive. <br />Sufficient information has not yet been provided by the developer <br />to determine whether or not a median opening will be permissible <br />at the proposed intersection. The plans called for above should <br />be submitted in conjunction with the Tentative Map so this determin- <br />ation can be made as a part of Tentative Map approval. <br />Northway Road <br />The east-west segment of this road consists of an existing south <br />curb line, a 16' landscaped median and meandering sidewalk; a 14' <br />east bound thru lane; a 12' west bound thru lane; an 8' parking lane; <br />and a 10' parkway strip with a separated 4' sidewalk. The total <br />right-of-way width is 60'. The curb to curb width is 34'. No <br />parking signs should be provided along the south side of the, street. <br />
