3. That the site development plan include all required <br />information to design and construct site grading, paving <br />and drainage. <br />4. That the paving sections for the parking and drive areas <br />be designed on the basis of an "R" value test and a <br />traffic index to carry the anticipated traffic loads. <br />This design shall be subject to the approval of the <br />Director of Engineering Services. The minimum paving <br />section shall be 2" A.C. on 5" of A.B. The minimum <br />A.C. pavement slope shall be 18. <br />5. That all utilities required to serve this development <br />be installed underground. <br />6. That the developer install street frontage improvements <br />along the Pimlico and Brockton boundaries of the subject <br />site per ordinance and to the satisfaction of the <br />Director of Engineering Services. These improvements <br />shall include, but are not necessarily limited to, <br />grading, sidewalk, water facilities, street lighting, <br />underground utilities and traffic control devices; <br />7. That the developer's contractor obtain an encroachment <br />permit from the City prior to construction. <br />8. That the developer install street trees as required <br />per ordinance. <br />9. That the site be kept free of fire hazards from the <br />start of construction to final inspection and that the <br />Fire Department emergency number be provided on all <br />telephones on the site. <br />10. That the developer be informed that a sewer connection <br />is not currently available to serve the property, that <br />the time schedule when service would become available <br />is uncertain and that a building permit cannot be issued <br />for the property until sewage treatment capacity is <br />available or a private sewage disposal system is ap- <br />proved by the City Council, and that the approval of <br />the development with a private sewage disposal system <br />does not entitle the development to any priority for <br />a sewage connection. <br />11. That any damage to the street improvements now existing <br />or done by the developer during construction on the <br />subject property be repaired at the full expense of <br />the developer. <br />12. That the developer extend 12" ACP water main across <br />the entire northern frontage of the subject site. <br />13. That prior to construction, developer shall post a bond, <br />in form and amount acceptable to the City Attorney, to <br />insure that swimming pools on the subject site will be <br />-2- <br />
