PLANNING COMMISSION <br />City of Pleasanton <br />RESOLUTION N0. 1420 <br />A RESOLUTION OF THE PLANNING COMMISSION OF <br />THE CITY OF PLEASANTON APPROVING A CONDITIONAL <br />USE PERMIT FOR ST. CLARE'S EPISCOPAL CHURCH. <br />WHEREAS, St. Clare's Episcopal Church has applied for a conditiona <br />use permit to construct and operate a church facility on <br />the northwest corner of Hopyard Road and Valley Trails <br />Drive (south); and <br />WHEREAS, the zoning for the property is RM-2500 (Multiple Resi- <br />dential) District; and <br />WHEREAS, the Planning Commission has held a public hearing on <br />this application, received the staff report and accepted <br />pertinent documents and testimony and has made the fol- <br />lowing findings: <br />A. The proposed location of the conditional use is in <br />accord with the objectives of this chapter and the <br />purposes of the district in which the site is <br />located. <br />B. That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the public <br />health, safety, welfare, or materially injurious <br />to the properties or improvements in the vicinity, <br />because ample parking would be provided and the <br />location is adjacent to Hopyard Road, a main access <br />to the City. <br />C. That the proposed conditional use will comply with <br />each of the applicable provisions of this chapter. <br />NOW, THEREFORE, THE PLANNING COMMISSION DOES RESOLVE AS FOLLOWS: <br />Section 1. Approval of UP-76-16, subject to the following con- <br />ditions: <br />1. That the site be developed substantially as shown <br />on the site plan, Exhibit A, with structures and <br />parking area located toward the southeastern portion <br />of the property. It is realized that the site plan <br />is only preliminary and therefore, the configuration <br />and number of structures may change in the future. <br />That the guiding standards shall be that the struc- <br />tures not total more than about 8,000 sq. ft. in <br />area, and considerable setback shall be maintained <br />between the church buildings and residences to the <br />northwest. Access to the site shall be via Valley <br />Trails Drive only but no more than two driveways <br />shall intersect that street. That the easternmost <br />driveway shown on Exhibit A be located as far from <br />Hopyard Road as possible. <br />
