C. That given the limited lot coverage of the proposed <br />project and potential future expansion, the grantin <br />of the variance will not be detrimental to the <br />public health, safety or welfare or materially <br />injurious to properties or improvements in the <br />vicinity which are subject to similar limited lot <br />dimensions. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES AS FOLLOWS: <br />Section 1. The Planning Commission approves V-76-19, subject <br />to the following conditions: <br />1. That the development be substantially as shown <br />on the site plan, landscape plan, elevations and <br />perspective, Exhibit A, on file with the Planning <br />Department. <br />2. That the granting of this variance is conditioned <br />upon the grantng of Case Z-76-180 and any con- <br />ditions attached thereto by the Design Review <br />Board. <br />3. That the development meet the 25 ft. front setback <br />requirements of the code in all respects. <br />2.
