RESOLUTION NO. 87-15 <br /> EXHIBIT "A" <br /> CONDITIONS OF APPROVAL PUD-80-2-3D <br /> <br />1. That the development shall be substantially as shown on the <br /> site plan, floor plan, landscape plan, building sketch and <br /> sign design, Exhibit A, on file with the Planning Department. <br /> <br />2. That the development shall be subject to all conditions of <br /> approval of PUD-80-2-2M for the approved Koll Business Center <br /> <br />3. That the proposed parking at the rear of the site not <br /> encroach into the landscaped PSE unless otherwise approved by <br /> the City Engineer. <br /> <br />4. An assessment district apportionment will be required prior <br /> to the recordation of a parcel map. <br /> <br />5. That the roof screen be constructed of the same material <br /> utilized for the building walls. <br /> <br />6. That the applicant submit the final design of the screen wall <br /> and trash enclosure located adjacent to the service area for <br /> review and approval by the Planning Director prior to the <br /> issuance of any building permits. <br /> <br />7. That the applicant submit final design of the sign program <br /> for review and approval by the Planning Director prior to the <br /> issuance of any building permits. <br /> <br />8. The applicant/developer shall submit a site utility plan <br /> which establishes the points of discharge from the private, <br /> on-site storm drain and sanitary sewer systems to the <br /> connections with each respective public main. This plan <br /> shall be reviewed and approved by Engineering Services prior <br /> to issuance of a building permit. <br /> <br />9. The common driveway along the north property line shall be <br /> increased from 26' to 30' in width. This driveway shall be <br /> constructed to its full 30' width. <br /> <br />10. Vehicle access for service vehicles shall be provided to all <br /> public utility system manholes on-site. <br /> <br />11. A minor-subdivision application and a subsequent parcel map <br /> shall be processed by the Koll Center to create the lot for <br /> this development. <br /> <br />12. That where legally feasible all sales from the region served <br /> fromthis facility shall use the City of Pleasantonas the <br /> point of sale. <br /> <br />13. That this development shall be subject to all Standard <br /> Conditions of Development attached hereto and made part of <br /> this case by reference, except Conditions 9, 12, 13, 14, 29, <br /> 33, 35, 46 and 49. <br /> <br /> <br />
