8. That approval of the water supply and <br />distribution system be withheld until the <br />developer has demonstrated to the satisfaction <br />of the City Engineer that the proposed system <br />meets both the immediate and long range <br />requirements for supplying water in this area. <br />9. That approval of the storm drainage system <br />be withheld until final design calculations <br />have been checked and the developer has <br />demonstrated to the satisfaction of the City <br />Engineer that the system fully meets the <br />requirements of this development in all <br />upstream areas intended to be drained through <br />this tract and that the requirements of Alameda <br />County Flood Control District have been met. <br />10. That the Valley Avenue street section <br />adjacent to the park provide a parking lane <br />in addition to the two travel lanes. <br />11. That the developer agree to participate <br />in financing the replacement of the drainage <br />structure at the Hopyard Road crossing of the <br />Pleasanton Canal to the extent determined by <br />the City Engineer, further, that the developer <br />participate in one-half the cost of Haleakala <br />Road to crossing of Pleasanton Canal (structure <br />and roadway) and in equivalent roadway sections <br />across one-half the width of tiie Arroyo Valle <br />and the Arroyo de la Laguna to the extent of <br />the maximum obligation established by the <br />Subdivision Ordinance or by adopted City policy. <br />12. That all lots backing up to a school or <br />park site, Valley Avenue, Hopyard Road, or <br />Hansen Drive, have a minimum depth of 120 ft. <br />13. That where possible, the rear lot line <br />adjacent to Flood Control channels, be varied <br />and staggered to allow future planting of <br />trees and that those areas be dedicated to <br />the City. <br />14. That Hansen Drive between Paseo Santa <br />Cruz and the Arroyo de la Laguna be con- <br />structed with lots backing up to the street <br />with access from Hansen Drive to the lots <br />being denied. <br />15. That the changes in streets and lots <br />necessitated by Condition No. 12 be approved <br />by Planning and Public Works. <br />16. That Via Carmen be increased in width <br />to 50 ft. for its entire length. <br />17. That Calle Vera Cruz be increased in <br />width to 50 ft. between Calle Bandera and <br />Paseo San Marcos. <br />-2- <br />
