7, That approval of the storm drainage <br />system be withheld until final design calcu- <br />lations have been made and the developer has <br />demonstrated to the satisfaction of the City <br />Engineer that the system fully meets the <br />requirements of this development and all <br />upstream areas intended to be drained through <br />this tract and that the requirements of <br />Alameda County Flood Control District have <br />been met. <br />8. That a list of street names for this <br />tract be submitted to the Planning Director <br />for approval prior to submittal of a <br />final plan. <br />9, That all wells and septic tanks on the <br />property be properly sealed, filled and <br />abandoned prior to the start of grading opera- <br />tions on the tract development. <br />10. That a grading plan be submitted for <br />approval as part of the tract improvement <br />plan and that the minimum grade for all <br />streets or drives be set a .5% unless other- <br />wise approved by the City Engineer. <br />11. That developer be permitted to eliminate <br />sidewalk on the northside of Avenue "A" <br />between the westerly boundary of the school <br />site to the westerly tract boundary, a distance <br />of approximately 1050 feet. <br />12. That the developer be permitted to retain <br />use of the land dedicated for park use adja- <br />cent to the S.P.R.R. right-of-way for a <br />temporary floodway. <br />13. That the developer restore this park <br />land to a condition acceptable to the City <br />Engineer within ninety (90) days after the <br />need for the temporary floodway has been <br />eliminated. <br />14. That developer provide full street <br />improvements across this park land described <br />in condition 12 within (90) days after the <br />need for the temporary floodway has been <br />eliminated. <br />15. That the developers obligation for <br />street improvements on Santa Rita Road <br />extend to the center line of the S.P.R.R. <br />right-or-way. <br />16. That the configuration of the park <br />dedication as shown on the submitted map <br />is acceptable. <br />17. That the developer would be given <br />permission to use park land parallel to the <br />Southern Pacific Tracks for tributary Arroyo <br />Mocho overflow channel. <br />-2- <br />
