PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 1189 <br />A resolution of the Planning Commission of <br />the City of Pleasanton approving Tentative <br />Tract Map 3102 - Oakhill (refile). <br />WHEREAS, the application of Falender Homes for renewal <br />of Tentative Tract Map 3102 - Oakhill has come <br />before this Commission, and, <br />(WHEREAS, the Planning Commission of the City of <br />Pleasanton has held a public hearing on this <br />!, application and has examined pertinent drawing <br />'I documents and testimony. <br />NOW, THEREFORE, BE IT RESOLVED that Tentative Tract Map 3102 - <br />Oakhill (refile) be approved subject to the <br />following conditions: <br />1. A modification be granted for street <br />width of cul-de-sacs in excess of 300 feet to <br />allow a width of 42 feet. <br />2. A modification be granted to allow the <br />proposed cul-de-sac design, except that <br />rounded corners shall be constructed to fit <br />the capability of a street sweeper. <br />3. A modification be granted to allow de- <br />creased lot depths as shown. <br />4. That the developer submit a list of <br />proposed street names for approval by the <br />Director of Community Development prior to <br />submittal of a final map. <br />5. That the landscape areas at the ends <br />of cul-de-sacs shall be included as part of <br />the adjacent lots and landscaped by the <br />developer. <br />6. That approval of the sanitary sewer <br />system be withheld until the developer has <br />demonstrated to the satisfaction of the <br />City Engineer that the proposed system is <br />adequate for the service area and generally <br />meets the immediate and long-range requiremen <br />of the sanitary sewer system in this and all <br />tributary areas. <br />7. That the developer affirm his responsi- <br />bility for the construction of 12-inch water <br />main in P~4uirwood Drive through this developmen <br />and agree to cooperate with the City in the <br />construction of this water main should it be <br />needed in advance of the development schedule <br />at this portion of the subdivision. <br />
