PLANNING COMMISSION Pleasanton, California RESOLUTION N0. 1189 A resolution of the Planning Commission of the City of Pleasanton approving Tentative Tract Map 3102 - Oakhill (refile). WHEREAS, the application of Falender Homes for renewal of Tentative Tract Map 3102 - Oakhill has come before this Commission, and, (WHEREAS, the Planning Commission of the City of Pleasanton has held a public hearing on this !, application and has examined pertinent drawing 'I documents and testimony. NOW, THEREFORE, BE IT RESOLVED that Tentative Tract Map 3102 - Oakhill (refile) be approved subject to the following conditions: 1. A modification be granted for street width of cul-de-sacs in excess of 300 feet to allow a width of 42 feet. 2. A modification be granted to allow the proposed cul-de-sac design, except that rounded corners shall be constructed to fit the capability of a street sweeper. 3. A modification be granted to allow de- creased lot depths as shown. 4. That the developer submit a list of proposed street names for approval by the Director of Community Development prior to submittal of a final map. 5. That the landscape areas at the ends of cul-de-sacs shall be included as part of the adjacent lots and landscaped by the developer. 6. That approval of the sanitary sewer system be withheld until the developer has demonstrated to the satisfaction of the City Engineer that the proposed system is adequate for the service area and generally meets the immediate and long-range requiremen of the sanitary sewer system in this and all tributary areas. 7. That the developer affirm his responsi- bility for the construction of 12-inch water main in P~4uirwood Drive through this developmen and agree to cooperate with the City in the construction of this water main should it be needed in advance of the development schedule at this portion of the subdivision.
