The difference <br />likely stems from respective methodologies utilized to calculate this value. <br />Trade area definitions vary between PRC and Kosmont. It appears PRC's choice of trade <br />area (Pleasanton, Livermore and Sunol) seeks to analyze impacts more precisely for <br />Pleasanton. While Kosmont's study focused on Pleasanton, Consultant selected a larger <br />portion of the three-city area (Pleasanton, Dublin, Livermore) which we believe <br />deservingly considers a broader context of the leakage and flow of uncaptured building <br />and material supply sales dollars by and between local cities in the trade area. <br />As mentioned by PRC's Analysis, Home Depot's customer base will most likely come <br />from the neighborhoods adjacent to the Site, particularly to the south and west. The <br />population densities to the south and west are the highest (See Appendix D). To the north <br />of the trade area, however, the Home Depot's base decreases due to two existing large- <br />format home improvement stores operating in this same area. <br />SUMMARY <br />Kosmont and PRC's Analyses concur regarding several fundamental conclusions <br />resulting from the proposed installation of a new Home Depot in Pleasanton: <br />• As a result of deploying a new Home Depot at Stanley Boulevard and Bernal <br />Avenue, closure or relocation of the Johnson Drive store is unlikely. Both PRC <br />and Kosmont project sufficient sales demand in the area for both to successfully <br />concurrently operate. <br />The New Store is justifiable for Home Depot based on the level of expected sales. <br />• Building and materials sales dollars are leaking from Pleasanton. <br />• Recapture of leakage from Pleasanton will occur as a result of the New Store. <br />• New sales tax for the City of Pleasanton will be generated from the New Store. <br />Ttua 9r7Ny6+s 4s'bf ilWSlral:ve Wrposei roll s'qt s guaranta! 01 aduai xiNOr ftfiya roach.
