a~NFrt)ENTtAi.. & PRTYII.I;G1:n
Vi--'ORI PRC)I)i;C;'T
Appendix G (cont'd)
Regency Centers -Pleasanton
Fiscal Analysis Memo
October 8, 2007
Home Depot:
Home Depot's Annual Report (2006) cites 364,000 employees over 2,147 retail stores
company-wide. This equals an average of 169 full and part-time employees per store. The
annual report also cites average Home Depot retail stores as 105,000 square feet. The
average store size divided by the total number of Home Depot employees
(364,000/2,147) equals 169 employees per store. By dividing the average store size by
169 (105,000/169), the result is approximately 619 square feet per employee. Therefore,
at a store of 141,192 square feet, 155 full-time and 73 part-time jobs are projected (228
total jobs).
Longs Drug:
Longs Annual Report (2006) cites 21,900 employees over 509 retail stores company-
wide. This equals an average of 43 full and part-time employees per store. The annual
report also cites average Long's retail stores as 23,000 square feet. The average store size
divided by the total number of Long's employees (21,900/509) equals 43 employees per
store. By dividing the average store size by 43 (23,000/43), the result is approximately
535 square feet per employee. Therefore, at a store of 15,789 square feet, 16.2 full-time
and 13.3 part-time jobs is projected (29.5 total).
Stores A, B, C & Pad Retail:
Unlike Home Depot and Longs, specific estimates of employees and store numbers were
not available for many retail users within Stores A, B, C and the Pad Retail. As a result,
industry standard benchmark employment estimates were used. Any currently "Vacant"
stores were allocated 1 employee per 500 SF with the anticipation that the vacancy will
not exist at full stabilized operation.
Sources:
• Home Depot 2006 Annual Report
• Long's Drug 2006 Annual Report
• Retail market research
Tuts snaryois u for~uslrative Wrootn arW M rat a guarantee 01 crawl >mavar 1Unlle resWts.
