• Sheet A4: <br />Delete the roof elements over the "bistro cafe" and the "bakery pastries" <br />storefronts. <br />• Sheet A9: <br />Eliminate the break in the hedge between the Longs Drugs drive-through facing <br />Stanley Boulevard. <br />The following staff recommendations were also required by the Commission: <br />• Only smooth-side hardiplank horizontal siding shall be used on the buildings. <br />• An alternate building wall fixture, consistent with the building design, shall be <br />used instead of the proposed "Gardo" wall fixture. <br />The DVD animation for the proposed development provides an excellent view of the <br />building massing and detailing which may not be completely conveyed with the two- <br />dimensional building elevations. <br />Staff believes that the project has been very well designed, and that with the above- <br />stated changes will be an attractive commercial center at this gateway location. <br />CONDITIONAL USE PERMIT FINDINGS <br />The City Council must make the conditional use permit findings in the attached Planning <br />Commission staff report prior to granting the conditional use permit for Home Depot. <br />PUD DEVELOPMENT PLAN MODIFICATION FINDINGS <br />The. Pleasanton Municipal Code sets forth the purposes of the Planned Unit <br />Development (PUD) District and the considerations to be addressed in reviewing a PUD <br />development plan proposal. These findings also apply to development plan <br />modifications. The City Council must make the findings in the attached Planning <br />Commission staff report that the proposed PUD development plan modification <br />conforms to the purposes of the PUD District before making its action. <br />PUBLIC COMMENT <br />Public notices were sent to property owners within the standard 1,000-foot noticing <br />radius of the subject property and living within the California Reflections, Danbury Park, <br />Heritage Valley, Jensen Tract, Shadow Cliffs, and Vintage Hills developments. A map <br />of the noticing area is attached. <br />Attached are the emails and letters expressing support, concerns, and opposition to the <br />proposed development received up to publishing the City Council staff report. All <br />additional comments will be forwarded to the City Council under separate cover. An <br />email from Jim Townsend, Trails Development Program Manager, East Bay Regional <br />Parks District, stating support of the Iron Horse Trail street crossings is attached <br />separately.
