PUD-32, Daniel and Belinda Sarich <br />Application for Planned Unit Development (PUD) development plan approval to <br />subdivide an approximately 20-acre site into two single-family residential lots: (1) an <br />approximately one-acre parcel which would include the existing residence and a new <br />detached two-car garage; and (2) an approximately 19-acre parcel which would include: <br />(a) an approximately 9,990-square-foot, two-story home with a 3,150-square-foot <br />habitable basement with second unit; (b) a 1,785-square-foot five-car attached garage; <br />(c) a 660-square-foot cabana; (d) a 165-square-foot pool bathroom; and (e) a <br />165-square-foot greenhouse. The property is located at 5 Tuscany Place (formerly <br />1630 Vineyard Avenue), in the Vineyard Avenue Corridor Specific Plan Area, and is <br />zoned PUD-LDR/HR/OS (Planned Unit Development -Low Density Residential/Hillside <br />Residential/Open Space) District. <br />Action Recommended: Recommend approval. <br />Action Taken: Recommended approval per staff, with the following modifications: <br />(1) The 2,900-square-foot addition to the existing 2,300-square-foot <br />home on the one-acre lot shall be deleted; (2) Future accessory <br />structures and additions to the accessory structures on both lots shall be <br />as noted in the conditions of approval, subject to the review and <br />approval of the Zoning Administrator; separate PUD development plan <br />approval shall be required for any expansion/addition to the existing <br />home on the one-acre lot; (3) Add the Agricultural Mitigation Fee as a <br />fee to which the property may be subject; and (4) Add State of California <br />holidays to Federal holidays as days no construction shall be allowed. <br />Vote: 3-2 (Fox and Pearce voted no). <br />Submitted by: Approved b <br />Jerry Iserson Nelson Fialho <br />Director of Planning City Manager <br />and Community Development <br />Page 4 of 4 <br />
