EXHIBIT B CONDITIONS OF APPROVAL PCUP-201, Kwang Weon Seo 1249 Quarry Lane, Suite 145 October 24, 2007 The location and operation of the proposed use shall conform substantially to Exhibit A, dated "September 26, 2007," on file with the Planning Department, except as modified by the following conditions of approval. Minor changes to the approved operation and schedule may be approved by the Planning Director if found to be in substantial compliance with the proposal. If modifications or expansion of the use beyond what is shown in Exhibit A are desired, prior City review and approval are required. Such modifications may be approved by the Planning Director if found to be in substantial conformance with the approval. The Planning Director may also refer the matter to the Planning Commission if the proposed changes would be significant. All Conditions of Approval of PUD-80-01 shall remain in full force and effect. All job related vehicles, equipment, material, etc. shall be stored indoors. At no time shall annoying odor be readily detectable beyond the boundaries of the sites in an I-P district. If operation of this use permit results in conflicts pertaining to parking, noise traffic/circulation, odor, or other factors, at the discretion of the Planning Director, this conditional use permit may be submitted to the Planning Commission for its subsequent review at a public hearing. If necessary, the Planning Commission may modify or add conditions of approval to mitigate such impacts or may revoke the said conditional use permit approval. The applicant shall obtain a building permit prior to commencement of any work, if required, and shall comply with all local codes, ordinances, and/or regulations including Building and Fire code requirements. 8. No changes to the exterior of the buildings shall be made without prior approval from the Planning Department. 9. The applicant shall obtain a City business license prior to operation. {end)
