EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PCUP-201, Kwang Weon Seo <br />1249 Quarry Lane, Suite 145 <br />October 24, 2007 <br />The location and operation of the proposed use shall conform substantially to <br />Exhibit A, dated "September 26, 2007," on file with the Planning Department, <br />except as modified by the following conditions of approval. Minor changes to <br />the approved operation and schedule may be approved by the Planning <br />Director if found to be in substantial compliance with the proposal. <br />If modifications or expansion of the use beyond what is shown in Exhibit A are <br />desired, prior City review and approval are required. Such modifications may <br />be approved by the Planning Director if found to be in substantial <br />conformance with the approval. The Planning Director may also refer the <br />matter to the Planning Commission if the proposed changes would be <br />significant. <br />All Conditions of Approval of PUD-80-01 shall remain in full force and effect. <br />All job related vehicles, equipment, material, etc. shall be stored indoors. <br />At no time shall annoying odor be readily detectable beyond the boundaries <br />of the sites in an I-P district. <br />If operation of this use permit results in conflicts pertaining to parking, noise <br />traffic/circulation, odor, or other factors, at the discretion of the Planning <br />Director, this conditional use permit may be submitted to the Planning <br />Commission for its subsequent review at a public hearing. If necessary, the <br />Planning Commission may modify or add conditions of approval to mitigate <br />such impacts or may revoke the said conditional use permit approval. <br />The applicant shall obtain a building permit prior to commencement of any <br />work, if required, and shall comply with all local codes, ordinances, and/or <br />regulations including Building and Fire code requirements. <br />8. No changes to the exterior of the buildings shall be made without prior <br />approval from the Planning Department. <br />9. The applicant shall obtain a City business license prior to operation. <br />{end) <br />
