<br />Landscape Architects, Inc., except that the maximum building height shall
<br />be 30 feet, unless the lot is designated for asingle-story structure where
<br />the maximum building height shall be 25 feet.
<br />• Maximum Building Floor Area - 20 percent of the lot area except for Lots
<br />1, 6, 7, 10, 11, 12, 32. 33, and 34 which shall be limited to a maximum
<br />floor area of 9.175 square feet and Lots 26, 45, and 51 which shall be
<br />limited to a maximum floor area of 12,500 square feet. Up to 800 square
<br />feet of garage floor area -for attached and detached garages - is exempt
<br />from the maximum allowable building floor area. Garage floor area over
<br />800 square feet shall be subtracted from the maximum allowable primary
<br />building floor area. Building floor area will include all enclosed accessory
<br />structures, but does not include the area of an open structure including
<br />trellises, arbors, patios, open patio covers, swimming/lap pools, and spas.
<br />• Square footage for a second unit shall be included in the total floor area
<br />calculations noted above and shall be attached to the primary residence,
<br />and shall not exceed 20 percent of the primary structure's floor area. A
<br />second unit shall have architecture that matches the primary unit in all
<br />aspects as to style, color, materials, fenestration, doors, and detailing.
<br />Second units shall be entitled on all lots and shall not be required to return
<br />for a modification of the approved PUD or its development standards.
<br />• Open accessory structures including swimming pools and spas and decks,
<br />and including gazebos, trellises, built-in barbeque chimneys, patio covers,
<br />arbors free-standing or attached to a primary structure may project up to
<br />15 feet or 15 percent, whichever is less, into no more than one primary
<br />structure setback area. The design for any accessory structure shall be
<br />subject to the review and approval of the OGRB and the Pleasanton
<br />Planning Department before installation/construction.
<br />c. Landscape Development Standards:
<br />• The private front, side, and rear yard landscape and irrigation designs for
<br />the lots covered by this approval shall conform to Exhibit "E-2", "Oak
<br />Grove Open Space & Common Area Design Guidelines" dated March,
<br />2007 prepared by Berger, Detmer, Ennis Architects and M. D.
<br />Fotheringham, Landscape Architects, Inc.
<br />d. The building and landscape design review procedures for Lots 1 through 51
<br />shall conform to the procedures defined in Exhibit "E-1 ", "Oak Grove
<br />Residence Lot Design Guidelines" dated March, 2007 prepared by Berger,
<br />Detmer, Ennis Architects and M. D. Fotheringham, Landscape Architects, Inc.
<br />e. All lots shall be designed and graded with balanced cut and fill in order to
<br />prevent the off-haul of graded material beyond the limits of this development.
<br />The Planning Director and the City Engineer may, based upon a
<br />comprehensive grading plan, permit a private lot developer to export/import
