Existing Trees <br />53. To mitigate the potential significant impacts on the blue oak woodland community <br />and heritage trees from the site preparation and development activities, the <br />project developer shall prepare and submit the following to the Planning Director <br />for review and approval before the City Council's action on the Tentative <br />Subdivision Map: <br />a. A Blue Oak Woodland Mitigation Plan (BOWMP) meeting Mitigation Measure <br />D-7 of the FEIR. <br />b. A Heritage Tree Mitigation Plan (HTMP) meeting Mitigation Measure D-10 of <br />the FEIR. <br />The BOWMP and the HTMP shall include an updated tree analysis based on the <br />`Tree Report For The Kottinger Hills Subdivision, Pleasanton, California", <br />prepared by Ralph Osterling Consultants, Inc., dated October 8, 2003, shall <br />implement the applicable provisions specified in the City of Pleasanton's Tree <br />Preservation Ordinance, and shall include, but is not limited to, the following: <br />c. A map based upon the final subdivision design showing the tree locations <br />superimposed over the lotting plan and grading plan including all cut/fill areas <br />showing the trees to remain, to be removed, and the trees that may be <br />impacted by grading. <br />d. A listing of every tree covered in the above-stated map stating its species, <br />caliper, health, significance, and valuation. <br />e. The 10-foot grading setback lines from the canopy areas of the trees to be <br />preserved and the trees that may be impacted from development that will also <br />function as the location for fence lines to protect these trees. <br />f. The type of fencing that will be used to fence the trees. <br />g. The following statements addressing tree protection: <br />Prior to the commencement of construction including any alteration of <br />existing topography, a sturdy chain-link fence shall be installed a minimum <br />of 10 feet beyond the tree driplines shown on the HTMP. No material <br />storage, vehicle parking, etc., may occur inside the fence. The dripline <br />shall not be altered in any way so as to increase the encroachment for <br />construction. <br />No excavation, grading, drainage, and leveling shall occur within the <br />dripline of any preserved tree unless approved by the Planning Director, <br />the City Engineer, and the consulting arborist. <br />• No disposal or depositing of oil, gasoline, chemicals, or other harmful <br />materials is allowed within the root protection zone of the preserved trees <br />or in drainage channels, swales, or areas that may lead to the dripline. <br />Exhibit 8 Page 21 of 39 Ordinance No. 1961 <br />PUD-33, Oak Grove <br />
