55. Prior to any construction framing, the project developer shall provide adequate <br />fire protection facilities, including a water supply and water flow in conformance <br />to the City's Fire Department Standards able to suppress a major fire. <br />56. The project developer shall keep the site free of fire hazards from the start of <br />construction until the final inspection. <br />57. The Fire Chief shall approve the number, type and location of all fire hydrants. <br />58. All portions of the building covered by this approval shall have installed and <br />operating, fire extinguishers with a minimum 2-A:10-B:C rating. The fire <br />extinguishers shall be located within a 75-foot radius of each other. <br />POLICE <br />59. If required by the Police Department, the building shall be equipped with an <br />alarm system, the type to be approved by the Police Department and that this <br />system shall be installed prior to occupancy of the building. <br />ENGINEERING <br />60. The applicant shall apply for and receive an encroachment permit prior to the <br />start of construction. <br />61. The developer shall submit a dust control plan or procedure as part of the <br />improvement plans. <br />62. The applicant/developer shall work with the Public Works Department to <br />determine the feasibility of extending the sidewalk along the east side of Boulder <br />Court around the bulb of the Court ending at the southern end of 3700 Boulder <br />Court (parcel 3). <br />63. The applicant shall grant an easement to the City over those parcels needed for <br />public service easements (P.S.E.) and which are approved by the City Engineer <br />or other easements, which may be designated by the City Engineer. <br />64. Prior to final occupancy, the subject property shall be connected to the public <br />sanitary sewer line and water service. All existing septic tanks or holding tanks <br />shall be abandoned, pursuant to the requirements of the Alameda County <br />Department of Health Services. <br />65. All utilities required to serve the development shall be installed underground, <br />including, but not limited to, cable, electric, and gas lines. <br />10 <br />
